PRE-CONSTRUCTION PHASE

We start with a one-on-one consultation to understand your vision, goals, and how you plan to use your ADU (rental income, family living, guest space, etc.).

How long does an ADU take to build?
Our streamlined, turnkey process takes 4 to 6 months total from kickoff to handing you the keys. Permitting is highly efficient, typically taking up to 3 weeks depending on your specific county. The construction phase itself is optimized for speed and quality, taking only about 3 to 4 months from site prep to final finishes.
How much does an ADU cost to build?
Advantage ADU builds range anywhere from $99,000 to north of $250,000 depending on the size, layout, and your choice of custom upgrades. This spans from our highly accessible starter builds up to our fully loaded, luxury turnkey collections.
Will my HOA block my ADU?
In most states, HOAs cannot outright prohibit ADUs — state law typically supersedes HOA restrictions on primary dwellings. However, HOAs may still enforce aesthetic standards. We flag HOA presence in your feasibility report and advise on how to navigate it.
Can I rent out my ADU?
Yes — in most jurisdictions, ADUs can be rented long-term. Short-term rentals (Airbnb/VRBO) are subject to local ordinances and may require separate permits. We recommend confirming rental rules with your municipality and a tax advisor.
Do I need to owner-occupy the property?
Owner-occupancy requirements vary by state and city. Many states have eliminated owner-occupancy rules to encourage ADU development. Your feasibility report will confirm what applies to your specific property.
What is a Junior ADU (JADu)?
A Junior ADU is a unit of 500 sq ft or less carved out of an existing primary home — often a converted bedroom with its own entrance and kitchenette. JADus typically have a faster, lower-cost permitting path than full detached ADUs.
Will an ADU increase my property taxes?
Yes — adding an ADU typically increases your assessed property value, which can modestly increase property taxes. However, only the new construction is reassessed, not the existing home. The rental income potential often far outweighs the tax increase. Consult a CPA for specifics.
What permits are required for an ADU?
At minimum: a building permit, and usually separate permits for electrical, plumbing, and mechanical. Depending on the project, you may also need a planning/zoning permit, soils report, fire sprinkler review, and utility connection permits. We manage the entire permitting process for you.
Can I use a prefab or modular ADU?
Yes — prefab and modular ADUs are a great option for some sites. They can offer faster build times and more predictable pricing. We evaluate whether prefab makes sense for your lot during the design phase, factoring in site access, foundation requirements, and local code.
How do I finance an ADU?
Financing a secondary dwelling is a specialty niche. While HELOCs and construction loans are common, Advantage ADU has established vetted network of preferred a lending partners who specialize exclusively in ADU funding. These partners understand the unique equity value our units bring to Atlanta properties, often offering more competitive terms and streamlined approvals than general banks.
Will I need to upgrade my utilities?
Possibly. If your main electrical panel doesn't have capacity for an ADU, a panel upgrade may be required. Water and sewer capacity is also evaluated. We assess utility conditions during site visit and flag any required upgrades in your feasibility report.
Can I live in the ADU during construction?
You can continue living in your primary home during ADU construction in most cases. If you're doing a garage conversion that impacts your living situation, we'll discuss timing and logistics during the design kickoff.
What happens after the Certificate of Occupancy?
Once the CO is issued, your ADU is legally occupiable. You can move family in, list it for rent, or use it however you planned. We provide a final walkthrough, warranty information, and remain available for any post-construction questions through your PM.
